INNOVATION AND SUSTAINABILITY: THE BMS THAT INTEGRATES SMART LIGHTING SYSTEMS

The BMS system for this project was developed to manage the lighting system and supervise the electrical systems and shading systems of the new headquarters of MEGAMARK Spa, a leading company in the large-scale retail sector. The end customer for this project aimed to renovate their building to improve operational efficiency and sustainability. To achieve this goal, LOYTEC closely collaborated with our partner, Bautech.
Together, we aimed to provide a cutting-edge Building Management System (BMS), tailored to meet the unique needs of MEGAMARK Spa’s new headquarters.

The Solution.
LOYTEC provided an innovative solution that integrates advanced lighting control with comprehensive supervision capabilities. The system uses 9 LDALI-ME204U controllers, 210 LDALI-MS2 presence and brightness detectors, and 60 LDALI-BM2 button interface modules to manage approximately 600 DALI luminaires distributed across over 180 spaces, covering a surface area of about 3,200 square meters over three levels, where more than 300 people work. Each space has continuous brightness regulation and manual light control functionality via buttons.
The L-DALI controllers are connected via RS485 bus and MODBUS RTU protocol to PHOENIX CONTACT remote I/O modules for supervising all electrical distribution panels, from the transformer station to the peripheral panels. All installed multimeters on each electrical panel are also interfaced for detailed energy monitoring.
The supervision system uses SIEMENS DESIGO CC software, seamlessly integrating LOYTEC controllers via BACNET/IP. The supervision system also manages motorized blinds installed on all windows using KNX modules, providing weather event protection and solar radiation control to achieve optimized energy consumption between the HVAC system and lighting systems across different seasons.
Benefits.
This configuration allows for comprehensive BMS supervision of all electrical panels and lighting fixtures. Additionally, the system enables data retrieval from all installed multimeters on each panel, facilitating detailed energy monitoring.
Conclusion.
The implementation of LOYTEC products enabled the client to achieve an advanced and cost-effective lighting control and supervision system. This system has been fully integrated into the BMS of the entire building, meeting the client’s goals of modernization and operational efficiency.
The cooperation and management with Bautech, along with the adoption of LOYTEC’s cutting-edge technology, have transformed the new headquarters of MEGAMARK Spa in Trani into a benchmark for innovative and sustainable office building renovations.
