Solution: L-ROC Room Automation

Close to Vienna International Airport (VIE) the Office Park 4 building complex offers more than 20 000 m² of office space, flexible co-working areas and dedicated event areas with a capacity of up to 400 guests. The operator paid particular attention to the energy efficiency of the building, with a geothermal system in connection with a heat pump system making a valuable contribution to the energy supply. This energy is used to operate the suspended heating and cooling ceilings on the office and conference floors. The energy is collected and fed to a heat pump system in the basement of the building.

L-ROC Room Automaton enables energy efficiency

The project requirement for autonomous room controls with the features of automatic shading using SMI technology and DALI constant light control including optimal temperature control was made in cooperation between Johnson Controls and LOYTEC electronics GmbH using their latest L-ROC room controllers and their associated room control units of the L-STAT generation. Over 4 600 DALI lights, 730 DALI multi-sensors, 1 700 SMI blind drives, 750 dew point sensors, 1 000 window contacts, 800 small valves for heating/cooling ceiling control, 200 differential pressure-independent control ball valves were processed using Modbus in the change over system. The relevant data points are connected via standard BACnet / IP.

Integrated into the VIE Control System

The integration into the airport building control system with its 120 000 data points rounded off this successful and impressive project.

The Office Park 4 is indeed an impressive project that excites investors and tenants. With a third less energy consumption than conventional office buildings, Office Park 4 has already received the DGNB Platinum Certificate and the Crystal Award for sustainability, and these will certainly not be the last ones getting impressed by the benefits of L-ROC room automation.
